Architectural Technician (Draftsman)

Responsibilities

  • Responsible for the preparation of drawings for design, feasibility study, tendering and construction.
  • To assist the project team to complete the drawings according the requirements stated in specifications.
  • Coordination with consultants/contractors if necessary.
  • Perform ad-hoc duties as assigned by Supervisors

Requirements

  • Diploma or above in Architectural Design or related disciplines with local experience
  • Minimum 3 years of experience in architectural consultant or developer
  • Proficient with AutoCad, Sketchup and Photoshop
  • Good knowledge in 3D rendering and construction working drawings drafting
  • Knowledge of 3D Max and Revit would be an advantage
  • Proactive and able to handle project / design independently
Assistant Property Manager (Property Management)

Responsibilities: 

  • Supervision of property management team and appointment contractors / vendors to deliver quality and timely property repair and maintenance services 
  • Work closely with internal stakeholders for service order management and technical advisory respectively 
  • Attend owners / tenants and Owners’ Committee meetings, handle enquires and complaints 
  • To liaise with the Government authorities and public bodies 
  • Manage good relationship with tenants and handle clients’ enquiries in a professional manner 
  • Ensure all daily activities in full compliance of regulations, company policies and guidelines 
  • Perform ad hoc tasks and projects as required 

Requirements: 

  • Degree holder in Property Management or related discipline 
  • At least 5 years solid experience in property / facility management of which 2 years must be at supervisory level 
  • Holder of Property management Practitioner License (Tier 1 or Tier 2) preferred 
  • Knowledge in Building Management Ordinance (BMO), Landlord and Tenant (Consolidated) Ordinance, Deed of Mutual Covenant(DMC) and / or other related Ordinances 
  • Self- motivated and able to work under pressure; customer-oriented, good leadership, presentation and interpersonal skills 
  • Excellent communication skills with clients and external parties 
  • Good command in both written and spoken English and Chinese 
Clerk of Works

Responsibilities: 

  • Coordination and supervise project consultants and contractors on all matters relating to construction and performance on site 
  • Carry out independent technical audit on site and prepare reports 
  • Regular review and monitor the quality of materials and workmanship 
  • Assist and monitor the handover of premises to end users 

Requirements: 

  • Higher Certificate or above in Building Studies or related disciplines is preferred 
  • 5-8 years or above relevant experience on site in the property development/ construction and fitting out works 
  • Solid experience in inspection and testing requirements of construction materials and activities 
  • Sound knowledge in site operation, technical specification, Building (Construction) Regulations and Construction Trade Practices 
  • Self-motivated, proactive, systematic and able to work under pressure 
  • Occasional travel to Macau may be required 
Leasing Manager / Assistant Leasing Manager (Street Shops & Retails)

Responsibilities 

  • Handle full range of leasing and marketing matter for the Group developed retail projects in a majority of street shops. 
  • Execute leasing strategy / rental guidelines / leasing policies to maximize the investment return.
  • Assist in preparation of market research and rental forecast, leasing budget, legal and leasing document, tenancy fitting-out expenses and regular leasing reports.
  • Liaise and build good relationship with various internal and external functions on performing leasing and tenancy administration, promotion activities and property management issues to ensure smooth operation.
  • Attending IO meetings
  • Establish good relationship with tenants and property agents
  • Assist in ad-hoc projects assigned

 Requirements

  • Bachelor Degree or above in Real Estate, Marketing, Property Management or related discipline
  • 10 years or above relevant leasing and tenancy administration experience in sizable property developers. Experience in street shops leasing would be an advantage.
  • Candidates with Property Management experience and holder of EAA is a plus
  • Self-motivated with positive working attitude and integrity. Able to work independently.
  • Good command in both written & spoken in English & Chinese, including Mandarin
  • With good business sense and market awareness
  • Good negotiation, analytical and presentation skills
    Candidates with less experience will be considered as Assistant Leasing Manager.
Manager / Assistant Manager, Property Management (Valuation & Acquisition)

Responsibilities: 

  • To assist the Team in property and development site acquisition including property valuation and land matters, conduct and present market research of Hong Kong property market, financial projection and feasibility study. 
  • Plan and execute pre-sales, sales and marketing campaigns for first hand residential projects 
  • Ensure team operations are in compliance with the Residential Properties (First-hand Sales) Ordinance for the best interest of the group 
  • Review and liaise with solicitors on legal documents in relation to transactions 
  • Monitor the team's daily administration works including sales & budget reports in professional and efficient manner 

Requirements: 

  • Bachelor Degree or above in Real Estate / Surveying / Property Management or related disciplines 
  • At least 5 years' relevant experience in first hand residential projects management, of which 2 years are in supervisory level 
  • Possesses acquisition experience including tender sites and private agglomeration of sites for redevelopment 
  • Experience gained at real estate section of sizable developer. Member of MRICS or MHKIS is an advantage 
  • Excellent command in written & spoken in English & Chinese, including Mandarin 
  • Excellent communication, interpersonal and organization skills 
Senior Leasing Officer / Leasing Officer (Commercial / Retails / Street Shops)

Responsibilities

  • Handling new letting liaisons, renewals and tenancy administrative work
  • Handling daily leasing enquiries, activities, negotiations and all tenancy related matters
  • Coordinating inspection, takeover and handover of premises
  • Conducting market research, analyze market data and compile various reports
  • Maintaining good relationship with tenant and property agents
  • Correlating with various functions on leasing, promotion activities and property management issues
  • Assist in ad hoc projects assigned

Requirements

  • Degree holder in Real Estate, Property Management or related disciplines
  • Minimum 2-3 years' relevant experience in commercial/retail leasing
  • Holder of Estate Agent license would be an advantage
  • Strong knowledge in tenancy and facilities management
  • Good analytical and problem solving skills
  • Self-motivated and strong market sense
  • Good interpersonal and negotiation skills
  • Good command of spoken and written English and Chinese (Cantonese and Putonghua)
    Candidate with less experience will be considered as Leasing Officer.
